Case Study: Building Better Communities at Hali Dromana with Figurehead

Sustainability Residential

Successful multi-residential projects depend on more than quality materials. They require reliable supply, detailed design, technical certification and a project team capable of supporting the build from early planning through to site delivery.

For Wesbeam and Figurehead, Hali Dromana demonstrates how an integrated approach can help support smarter structural outcomes on a complex, large-scale residential community.

About Figurehead

Figurehead is a Melbourne-based construction group with a clear ambition: to bring the discipline and structure of a tier one builder to mid-market multi-residential projects. Since then, the business has completed more than 90 builds and grown significantly in both capacity and capability.

Across its work, Figurehead is known for a considered approach to construction, strong design and a focus on delivering quality outcomes for clients and end users.

The Project: Hali Dromana

Located opposite the beach in Dromana on Victoria’s Mornington Peninsula, Hali Dromana is a contemporary coastal community that reimagines the character of the classic 1960s Australian holiday home for modern living. Planned for completion in 2027 and at a build cost of $120 million, the development brings together lifestyle, location and design in a way that feels distinctly connected to its coastal setting and positioned within walking distance of Dromana village and the shoreline.

For Figurehead, Hali Dromana is a standout project because of both its scale and complexity. Delivering a large townhouse community across a prominent beachside site required detailed planning, careful sequencing and a high level of coordination across the project team.

Hali Dromana represents a significant engineering and supply project for Wesbeam, showcasing the capability to support complex multi-residential developments from design through to delivery.

The project scope includes 73 engineered floor systems, 70 rafter systems and 24 roof terraces, requiring more than 31,000 linear metres of Wesbeam e-joist. Coordinating the design, manufacture and staged supply of these systems across a large, multi-stage development demonstrates Wesbeam's ability to combine local manufacturing, technical expertise and reliable project delivery to support builders on complex residential projects.

The Challenge: Complexity at Scale

As a large-scale townhouse development, with 73 homes being delivered across a complex coastal site, structural sequencing was critical to keeping the broader programme timeline moving.

The project called for more than product supply. Figurehead needed a partner that could support complex floor, rafter and roof terrace requirements, provide early technical input and help ensure the framing system was resolved early enough to support efficient delivery on site.

Wesbeam’s Design & Engineering team made it a strong fit for the scale, pace and complexity of Hali Dromana. Working alongside Figurehead and the broader consultant and subcontractor teams, Wesbeam were engaged early in the process to help shape a framing solution suited to the project’s requirements and identified any potential issues at this stage before they became challenges and costly on site.

Collaboration That Supports Site Efficiency

On a development of this scale, decisions across design, engineering, procurement and sequencing all have a direct impact on what happens on site. This early alignment between Figurehead and Wesbeam helped support clearer documentation, stronger communication and better sequencing between trades.

With multiple townhouses progressing concurrently, this collaborative approach helped the site team plan ahead, coordinate works more effectively and maintain momentum with greater confidence.

Backed by Australian Manufacturing and Distribution

As Australia’s only manufacturer and distributor of both LVL beams and LVL I-joists, Wesbeam combines locally manufactured engineered timber products with Australian design, engineering and technical support. For Figurehead, that local supply chain connection contributed to confidence around availability, responsiveness and project support.

Hali Dromana demonstrates how higher-density housing can still feel generous, connected and liveable. As Victoria works towards delivering more homes over the coming decade, the challenge is not only to build more, but to build better communities.

The project responds to that challenge by creating a coastal townhouse development that offers the benefits of density while preserving the qualities people value in a home: space, privacy, connection to place and opportunities for community.

For Wesbeam and Figurehead, the project reinforces the value of partnerships built on trust, communication and a shared commitment to quality. By engaging early, working through challenges collaboratively and focusing on practical construction outcomes, both teams have helped support the delivery of a landmark coastal community.

Hali Dromana is a case study in how experienced construction partners, local manufacturing capability and integrated engineering support can come together to deliver smarter outcomes for the next generation of multi-residential developments.
